Construction Defects
A Construction Defect is a condition that reduces the value of a building and/or causes unsafe living or working conditions. Some defects are easily detected, such as a sloping roof or wall crack, while others lie beneath the surface, such as water intrusion and dry rot. If left unaddressed, construction defects can worsen and become a more serious and costly problem.
Kinds of Construction Defects
Construction defects generally fall into one of four categories:
• Design Deficiencies
• Material Deficiencies
• Construction Deficiencies
• Subsurface/Geotechnical Problems.
Design deficiencies arise when a building is inadequately planned and built in a fashion that eventually leads to structural problems such as a leaky roof. Material deficiencies occur when inferior building supplies are used and are prone to fail or function properly despite proper installation. Construction deficiencies arise from poor or substandard workmanship, and subsurface/geotechnical problems result from earth settlement and extreme weather conditions such as landslides and flooding.
